Wear and tear vs damage (general examples)
These are general examples, not legal advice. California's courts provide information on tenant and landlord rights, including security deposits.
| Usually normal wear | Often considered damage |
|---|---|
| Light traffic-lane wear | Burns and large tears |
| Minor fading from sun | Large pet urine stains or odor |
| Flattened pile under furniture | Bleach or dye spills |
| Slight seams showing | Holes, pet chewing |
Documenting condition
- 1Find your move-in photos or checklist.
- 2Photograph each room after furniture is out, before cleaning.
- 3Photograph again after cleaning.
- 4Keep the receipt and any technician notes.
Realistic outcomes
Professional cleaning can remove soil and many stains. It can't reverse wear or permanent damage. Pet urine in the pad may need targeted treatment, quoted per room by severity. We can't promise a deposit outcome.
