Why timing matters
Empty rooms clean faster and more completely — there are no furniture legs, boxes or hidden corners to work around. Cleaning too early, though, risks new soil from the moving process itself. The sweet spot is usually after the last furniture is out and before the final inspection, with enough time for the carpet to dry.
| When | What to do |
|---|---|
| 1–2 weeks before | Book the appointment; send photos of stains and pet areas |
| Moving day | Remove furniture and boxes; vacuum if possible |
| Cleaning day | Walk-through, cleaning, review |
| After cleaning | Allow drying time before the final inspection |
Preparing empty rooms
- Remove all furniture, boxes and items from carpeted areas.
- Vacuum loose debris left by the move if you can.
- Make sure water and power are on and the entry is accessible.
- Leave a key or be present for the walk-through and final review.
- Note any areas you want extra attention on, such as closets or stairs.
Stains, pets and realistic outcomes
Move-out cleaning often reveals spots that were hidden under furniture. Many everyday stains respond well to professional treatment, but some — bleach, dye loss, burns, sun fading and worn traffic lanes — are permanent and can't be cleaned out.
Pet urine is a special case. If odor or urine reaches the padding, surface cleaning won't fully address it. Our exclusive pet treatment targets urine, odor, stains, bacteria, pet hair and dander and is quoted by room based on severity.
Important: We can't promise a security-deposit outcome. What a landlord may deduct depends on the lease, the carpet's condition at move-in and California law — not on cleaning alone.
For tenants
- Read your lease for any carpet cleaning requirements.
- Compare move-in photos with current condition.
- Keep the cleaning receipt for your records.
- Ask the technician to note areas of wear or permanent damage.
For property managers and owners
Turnover cleaning is easier with a standard process: schedule cleaning soon after move-out, document condition before and after, and allow drying before showings. If carpet is nearing the end of its life, ask whether cleaning or replacement makes more sense — an honest technician will tell you. See our commercial and property manager services.
Combining services at move-out
Move-out is a good time to clean everything at once. Carpet, upholstery and tile and grout can be combined in one visit. Bundling into one appointment saves you more.
